Tenant Find and Rent Collection Service

10% of the monthly rent collected, including VAT
Plus a one-off Tenancy Setup Fee of £350, including VAT

Our Tenant Find and Rent Collection Service is designed for landlords who want to manage their property themselves while leaving tenant sourcing and rent administration to us.

We’ll market your property, conduct accompanied viewings, reference prospective tenants and prepare the tenancy for move-in. Once the tenancy begins, we’ll collect the rent each month, provide clear landlord statements and transfer the funds directly to your nominated account.

We’ll also monitor payments and follow up promptly if the rent is late, keeping you informed of any unresolved arrears.

You remain in control of the day-to-day property management, including repairs, inspections, ongoing compliance and direct tenant matters, while we take care of finding the tenant and managing the monthly rent collection.

Tenant Find – Let Only Service

8% of the first 12 months’ rent, including VAT

Our Tenant Find service is designed for landlords who want professional support finding and setting up a suitable tenant, before managing the tenancy themselves.

We’ll market your property, manage enquiries, conduct accompanied viewings and progress suitable applicants through the referencing and tenancy setup process.

The Tenancy Setup Fee covers the required checks, tenancy documents, collection of the first month’s rent and deposit registration, helping to ensure the tenancy starts smoothly.

Once the tenant has moved in, you’ll take responsibility for rent collection, tenant communication, repairs, inspections and the ongoing management and compliance of the property.

Specialist HMO Management

18% of the monthly rent collected, including VAT
Plus a Tenancy Setup Fee of £350, including VAT

Own an HMO or shared house? Our specialist HMO Management Service provides the additional oversight needed to manage multiple occupants, individual rooms and the enhanced requirements associated with shared accommodation.

Professional House Share

The Tenancy Setup Fee covers tenant referencing, Right to Rent checks, preparation of the tenancy agreement and required documents, collection of the initial rent and deposit, deposit registration and prescribed information.

Where the whole property is let under one joint tenancy, one £350 setup fee applies. Where rooms or units are let under separate tenancy agreements, the £350 setup fee applies to each individual tenancy.

Licence application fees, safety certificates, inventories, check-ins, check-outs, contractor charges and the cost of any required remedial work are charged separately.

Tenancy Setup Fee

£350 including VAT

Our Tenancy Setup service covers the essential checks, documents and administration required to establish a new tenancy correctly.

Once suitable tenants have been selected, we’ll manage the application and setup process, keep all parties informed and prepare the tenancy for a smooth move-in.

The fee includes:

  • Tenant application processing

  • Credit checks and tenant referencing

  • Right to Rent checks

  • Preparation of the periodic tenancy agreement

  • Preparation of the required written statement of tenancy terms

  • Collection of the first month’s rent

  • Collection and registration of the tenancy deposit

  • Preparation and service of the deposit prescribed information

  • Issue of the required tenancy documents

  • Setting up the tenancy on our system

  • Coordination of the tenancy start and key handover

The Tenancy Setup Fee applies to all three service options.

Inventory reports and formal check-in and check-out services are available separately and are not included within the Tenancy Setup Fee.
